6 things to consider before purchasing your new home



There are a lot of things to go over when you interested in purchasing a home. The best way to cover all your ends is with a qualified home inspector that can go over all the details. Attic/Roof
Consider going inside the roof when you are doing your inspection. There are a lot you can find out inside the attic. Insulation is important part of the inspection. If the insulation is old, then it’s probably much older in the walls. Considering adding the costs up and getting a good quote for insulation. In addition to insulation, look for evidence of water or fire damage. Homes of leaks and burns can be costly and who knows if mold is inside the house. Its also a great place to find out if termites are inside the house in the wood.

Plumbing
Plumbing is one of the most costly projects around the house. Knowing this, check all plumbing to and from the house. Consider checking the main lines. Homes that might have great plumbing but the main lines are small. If it’s on a sewage system, make sure you get that inspected for leaks and prior damages. If you do notice leaks, make sure to let the homeowner know and address the problem immediately. This can turn into a health concern and further cripple your home.

Electricity
Checking the GFI outlets are the next thing to consider during the inspection. There are special tools that you can use to indicate if the outlet is working or not. Consider going through the entire house and check each outlet. Check the switch box as well and ask the homeowner if there has been any outages, new panels can be considered for installation if it’s causing issues. If there are no problems, don’t fix it.

Windows and Doors
When your house is well shut off, it’s easy to keep it clean, keep energy costs for heating and cooling low and ensure the most comfort. If there cracks in the windows or around it, then consider addressing the issue. This can be a cause of something as little as chipped paint, or serious foundation issues. If you do see this at a home you are interested in purchasing, make sure to have a professional look at it. Same applies to the doors. If the doors are not aligned properly, this is a simple mishap done by a handyman.

If there are bigger concerns like doors not closing due to shifting in the flooring, then foundation is the problem. Needs immediate attention.

Garage
Checking the garage and backyard for floor cracks, water damage, and termites is crucial for a well-kept garage. If the garage has any indication of damages, the spread of these can be a costly issue for new homeowner.  Size is important for any damages. If the garage has cabinets, or drywall see the extent of the damages that might be there. Leave no stone unturned and check under any crawlspaces if the building does have it.
